From Builder Grade To Charming & Character

Builder-grade powder rooms are designed to check a box.

They function. They’re neutral. They’re safe.

But they rarely feel intentional.

This powder room started with the usual: a pedestal sink, basic mirror, standard lighting, and blank walls that felt more temporary than designed. Perfectly serviceable—but not exactly memorable.

The goal was simple: turn a forgettable builder space into a powder room with character, warmth, and thoughtful detail.

And like most good design transformations, it came down to layering.

1 LIGHTING THAT FRAMES THE MOMENT

Lighting can make or break a bathroom.

Rather than a single light fixture above the mirror, we installed flanking sconces. This creates more flattering light and adds symmetry around the vanity.

Small rooms benefit enormously from thoughtful lighting—it elevates the entire design instantly.

2 THE PERFECT VANITY

Pedestal sinks are classic, but they rarely add function.

Swapping it for a vanity instantly improved the usability of the room while visually balancing the wall. Storage was added, the sink area felt more substantial, and the room started to look like it was actually designed rather than installed.

Small rooms benefit enormously from pieces that feel grounded.

3 ADD ARCHITECTURAL INTEREST

The second move was giving the room some structure.

Now hindsight I would've started with the wallpaper here, but for the design plan - start with structure through millwork on the walls. For the Install - begin with wallpaper. Logistically it's just easier not to paint around wallpaper.

We installed board and batten half-wall trim, and cove trim at the bottom so that we didn't have to remove the existing floor trim, and later finished with bead moulding along the top edge. This simple architectural detail instantly grounded the room and gave the walls a sense of purpose with a clean and professional look.

Trim does something wallpaper alone can’t—it creates depth, and scale.

The paneling was painted a deep sage green to match the vanity - SW Dried Thyme 6186 for the win. Matching the vanity ensured cohesion, which adds richness while also anchoring the lighter elements above.

3 WALLPAPER - MY LOVE LANGUAGE

With the architectural base in place, it was time to introduce pattern.

The wallpaper adds subtle botanical movement while keeping the palette warm and neutral. Powder rooms are one of the best places to use wallpaper because the scale of the space allows you to introduce pattern without overwhelming the home.

It adds texture, warmth, and a sense that the space was thoughtfully curated and uniquely custom.

The design also lets your guest know who you are and what you want them to feel when in your home. I went back and forth between dark & moody vs. charming & cozy. Ultimately, I went with how this house feels.

4 A MIRROR WITH CHARACTER

The original mirror was simple and modern.

Instead, we added an antique-style mirror that brings a little personality to the room. The ornate shape contrasts nicely with the clean lines of the vanity and trim, helping the space feel more layered and collected.

A powder room is the perfect place to sneak in pieces that feel a little more found than purchased.

5 INTENTIONAL STORAGE

Floating shelves were added to the back wall for both storage and styling.

Woven baskets keep everyday items tucked away while still adding texture. Later, a custom tipping rail was added to the shelves—a small detail that prevents items from sliding off and gives the shelves a more finished, custom feel.

It’s the type of detail most people wouldn’t notice immediately, but it’s exactly what makes a room feel designed.

Organizational Tip: I like to keep common guest items organized and accessible under the sink, such as extra towels, floss, pain relievers, fragrance spray, lotion, and feminine products. This makes guests feel welcome and provides easy access for family members on the main floor.

6 THE SMALLEST DETAIL (THAT DESIGNERS NOTICE)

One of my favorite finishing touches?

A little Rub ’n Buff on the exposed toilet plumbing.

Builder plumbing often comes in bright chrome, which can clash with warmer finishes. To blend it in and maintain a cohesive look, I adjusted the finish. I replaced the flusher hardware with a gold pull – it's a simple, inexpensive change that makes a big difference.

7 ACCESSORIES THAT FINISH THE ROOM

Finally, the most fun details are the accessories.

This is where the room comes together to feel layered instead of installed. While these items should be beautiful, I also try to keep them as functional as possible. Think tissue boxes, towel holders, soap dispenser, and a toilet paper holder (yes, even one with a quartz phone holder...what?!) - necessities, but thoughtful. Nothing is overly styled, but intentional.

Items like vintage art, textured towels, and a simple rug add texture and warmth against darker tones. When choosing towel colors, I steer clear of too bold colors or color pops, as I don't necessarily want the focus of the space to be the towels. They are useful and should be beautiful, but not a focal point. This adds a quiet layer that tie the palette together.

I added a table/bench to fill the large space between the vanity and toilet, as there wasn't much counter space. While this isn't always necessary, the home has a pool, and guests frequently change there, making it quite useful. The bench needed to feel intentional and not overwhelm the space with a bold or large presence.

Choosing the Perfect Sofa for Your Space

One of the most frequently asked questions I get, "What are your recommendations on sofa's?"

I get it. This is an expensive decision and there are SO many options out there. Especially in this era of online shopping where the old way of going to your local big box furniture store, and choosing a sofa based on their inventory on the showroom floor is now.....unfortunately, outdated. We know there are far more options out there now. Customized to our own liking. Why limit ourselves to showroom floors inventory? However, where does one begin to determine what "their own liking" should be? That is why I thought it would be great to share my go-to tips of how I source sofa's for myself & clients.

Measure & Plan

Measure the space in the room. Knowing the space you have to work with is an imperative first step to choosing the right sofa. When shopping online, the online images can only give so much of an idea of the scale of the sofa, and you can only guess so well what will fit & how. Keep doorways, entryways, windows, and staircases in mind for appropriate placement and size requirements.
Map the layout. Planning how you actually utilize the space to begin with, and then how you want to utilize the space secondly will help you determine which sofa is best for you. From L shape sectionals, double sofas, or unique shapes & figures the options are endless, but not endless for all spaces that come in a multitude of shapes an d sizes as well. Does your space have multiple entry points that require smaller furniture to allow for access? Do you have a large family with a lot of seating needs; a sectional might be best for you. Do you use your living space as a place to play games or converse making more quaint seating area ideal, and allow for larger scale coffee tables to anchor them together, or do you like to hold all night TV/movie marathons (did someone say Bravo??) where deep loungey seating is key? All things to consider when determining the best sofa for your space. I often use painters tape with the ideal sofa siz e, or the sofa I have in mind measured out in the room to easily visualize if the fit makes sense as well as layout.
Consider the size . Ideally your sofa should allow you to maneuver around the room with multiple entry points to provide a nice balanced flow. Also when talking size think of the size of the people using them. If you have a taller family deeper seating is likely needed, but if you have a shorter stature family (woot, woot!) who don't like dangling their feet when seated you should look for a shallower sofa. The back cushion height is also important. You want to keep the height lower to make the space feel more open & roomy if the space is smaller in size. You also don't want the whole room to be sofa only, even though it is absolutely one of the anchoring pieces of a living area. Consider the other furniture needs & what parts of the room you want to highlight other than the sofa.

Determine the Rooms Function & Your Personal Style Preferences

Lifestyle. To add to the points already made in the layout planning, also think about firmness vs. softness when selecting your sofa. If you tend to need more support a firmer density would be more suitable vs. a softer density for those that need to sink into their sofas for maximum comfort. Sofa's also have different features like sewn on cushioning vs. removable. If you dislike having to fluff your cushions after a loungey evening than sewn on might be better, but if you have children/pet's removable cushions might be better as they often have removable covers that can be thrown in the wash. There are many sofa's on the market now that offer both, such as the Lovesac's Sactional (this blog is not sponsored...I wish!). Purpose. Consider your rooms purpose, such as do you need a sleeper sofa to allow additional sleeping areas for frequent guests? A traditional sofa will allow someone to change layouts if you are someone that likes frequent change (...not speaking from personal experience or anything). The type of room you are considering also factors in. Playrooms, basements, lounges, libraries, sunrooms, outdoor living spaces, and offices will all have different purposes & needs to consider. A sectional isn't suitable for every space. As much as we all love them! However, there are some smaller stature sectionals if you just can't part with the idea ( Honbay offers a smaller sectional with different configuration options).
Style. The sofa chosen should complement the style around your home. While the sofa should be a focal point you do not want it to stick out like a sore thumb. Maybe, you want to move towards a new style that you have been dreaming of though? That chic curved sofa to give a unique stylish flair in a sitting room or larger master, or bring a mid-century leather sophistication to an office. Either way, ensure that you are intentional about the style and feel you want to bring to the space.

Check Material, Comfort, & Quality

Material. One of the most important factors to consider. You can love the look of the sofa, but what if you get it home and it immediately starts piling? Or the pet hair is absolutely unmanagable? If you have pets lean towards a chenille or velvet sofa for ease of pet hair removal. The ever popular boucle is amazing (so soft, so cozy, plus texture for days!), but a nightmare for dog/cat hair removal & finicky process for stains. Linen also isn't so great for pet hair either, and even stain removal. Some linen & micofibers you have to wash the entire cover as spot cleaning is not possible. These types of care/maintenance requirements should be in the descriptions, so be sure to read carefully. Also, reviews. Stay away from leather if you have cats as they will Tear. It. Up. with their claws (those cuddly devils). If a sample can be found, do it! I know we don't always want to wait for the the sample to arrive or pay for it if we aren't sure we love the sofa, but this is the best way to determine not only the material that will work, but also if the color is as advertised.
Comfort. Not all sofas can be treated equally. I rely heavily on reviews when determining if a sofa will be comfortable. Whenever possible visit the retailer to sit on the sofa yourself. Comfort is not just the firmness of the sofa, but the back support of the seat cushions. The overall height of the seat cushions not only matter for making the room feel larger, but also for adequate head support if you like to fully lounge on the sofa.
Quality. I also rely heavily on reviews to determine quality. However, knowing the build will also help determine this. Sturdy tightly woven fabrics, frame build type - metal or kiln dried hardwood, eight way hand tied springs or sinuous springs for suspension, strong joinery, secure legs, dense foam, foam wrapping, all indicate durability and comfort. Also confirm the product warranties & return policies. Ask if restocking fees or shipping fees apply if you decide to change your mind. As much as we try to do our due diligence sometimes the test of time is the only way to truly know what is right, and sometimes that time shows you, you made the wrong choice. It wasn't the right fit for you. There is often no need to settle. This is a big investment, and your satisfaction should matter most.
